Arizona summers aren’t for the faint of heart, and a little bit of rain is always considered a welcome relief from the extreme heat we experience on a daily basis. In the peak of summer, however, rain is usually accompanied by high winds, dust storms, flash floods, power outages — you name it. Welcome to monsoon season!
The Arizona monsoon season typically lasts from June 15 until September 30. While it is a beautiful weather phenomenon, it usually brings with it high humidity, blocked drains, and a slew of other problems for homeowners who don’t take the time to safeguard their homes properly.
This year, be sure to prepare your home for monsoon season by following our list of monsoon safety tips below!
Protect Your Outdoor AC Unit
Air conditioners are a lifeline for local residents, seeing as we depend on these systems to keep us cool and comfortable for most of the year. And while we do our best to take care of them by scheduling regular air conditioner maintenance, it’s important to show outdoor AC units some extra TLC before a storm hits.
Start by covering the compressor with a tarp or a sheet of plywood; this will prevent any flying debris from getting lodged in the fan blades and entering the interior. As soon as the storm is over, remove the protective covering.
If the National Weather Service predicts a bad storm is on the horizon — one that could potentially cause a power outage — lower your thermostat settings by a few degrees. Once your home is as cool as can be, turn off the air conditioner. This will prevent damage not only from flying debris but also from power surges. Keep your windows and doors shut so no cool air escapes your home.
Does your current outdoor AC unit rest on a concrete slab or on the ground? If it’s the latter, consider having a concrete slab built prior to your next air conditioner installation. Having a pad under the unit is beneficial for a lot of reasons:
- It keeps the air conditioner from sinking into the ground.
- It keeps the air conditioner level, so the coolant can flow properly through the coils and the condenser.
- It prevents wear and tear in the long run.
- It protects the air conditioner during a flash flood.
These are precautions you should take to prepare your home — and AC system — for monsoon season before a storm hits. Once the storm ends, it’s important to conduct a visual inspection and make sure your unit looks and works properly. If you notice any damages, call an HVAC technician as soon as possible.
Check Your Drainage System
Heavy rains can exacerbate problems with your home’s drainage system, which is why it’s important to check your gutters, downspouts, storm drains, and landscaping ahead of time.
Thoroughly clean your gutters and downspouts so that rainwater has a clear path to the storm drain. Make sure your downspouts are pointed in the right direction, as in towards the storm drain and away from your home’s foundation.
If you noticed any pooling water in your yard during last year’s rainy season, did you take steps to correct your drainage issues? You might need to hire a landscaping company to provide a drainage solution that will protect your home from flooding.
Secure Outdoor Furniture
Here’s one monsoon safety tip we can’t repeat enough: Secure your outdoor furniture before a storm hits!
High winds can pick up all sorts of things, and you don’t want any heavy items to slam into your home or AC equipment. Find a safe place indoors for your outdoor furnishings, grill, or generator. Whatever can’t be moved should be secured with tarps and rope.
Weatherstrip Windows and Doors
In this summer heat, you need every bit of cool air your AC system can provide. To prepare your home for monsoon season and beyond, weatherstrip windows and doors. This not only keeps rain and wind out of your home but also seals cool air indoors. As a result, your air conditioner will conserve energy, which will help you save tons on utility bills.
Prep Plants and Trees
Blossoming trees are a sight to behold in the springtime — but a hazard to your home during monsoon season. Trim shrubbery and long tree branches that could snap and become a hazard. Pay special attention to trees that have become weakened by drought, as these are more likely to be uprooted.
Consider Flood Insurance
If you live in an area prone to flooding, the best way to prepare your home for monsoon season is by signing up for flood insurance. Flooding is rarely covered under traditional home insurance policies! You know you’ll be protected in a worst-case scenario if you upgrade your insurance.
Be Ready for the Worst
Take monsoon safety seriously, and be ready for the worst! You never know when a storm could become life-threatening. Make sure your cell phone is charged, your pantry is stocked with food and water, and your important documents are protected and easily accessible.
